Overview:
The Lofts at Stapleton project was started in mid-2003, in the midst of a dramatic slowdown in the Denver, Colorado real estate market. Fullerton Company, the project developer, contacted IIM staff in early July to setup the project website and online marketing plan. The developer had built several projects in downtown Denver previously, and had not received lnternet leads in the past.

Results:
By mid-July, less than two weeks from the initial meeting, the development website was designed and launched. A cost-effective Internet marketing plan was implemented immediately by IIM staff and within two days of the site launch, online registrations for the development priority list were being received.
Over the next two months prior to the grand opening, several hundred online registrations were received by the development company. Potential buyers registered from within Colorado and over 25 states resulting in an unprecedented sell-out of one-bedroom units prior to the development grand opening. The Internet marketing plan was executed in conjunction with limited local media advertising.
The development’s success led to a rapid expansion of the developer’s company and adding an in-house brokerage. IIM staff was later notified by the developer that similar Internet marketing plans had been adopted by other local brokerages and developers.
Ultimately, the Internet marketing plan developed by IIM staff resulted in over 1000 online registrations, the addition of new phases to the Stapleton development and contracting new projects in the Denver metro area including a joint venture with Trammell Crow, Louisiana Station Lofts. IIM staff also created the Internet site and marketing plan that resulted in this development sellout.
